This is a winning location, which has always done very well. I grossed a million/year running the bike&ski shop for many years.

New 2nd floor remodel with hardwood flooring.
1st floor remodeled with hardwood flooring and sheetrock 5 years ago.
Much of the electrical, plumbing, insulation, sheetrock and lighting is new.
New water heater.
Building is very energy Efficient. We rarely turn the gas heat on even during winter storms.
What these pics don't show is the new sushi restaurant which has taken the place of my retail bike/ski shop. I own The BackCountry in Truckee which is where all of our retail effort is now.

This picture shows where Placer county almost built a community parking garage this summer. Last I heard they are NOT doing it due to "community input". We have enough parking on our site and the Marina is going forward with major improvements to their entire property behind us regardless.
